How a septic system works

Tank, distribution, drain field.

Wastewater leaves the house, solids settle in the tank, and the clarified effluent moves through the distribution box out to the field, where the soil finishes the treatment. Every part has to be sized right — that's the job.

Septic FAQ

Straight answers, no runaround.

Still have a question about your septic system? Call and ask — Bob will tell you what the job actually needs.

  • It depends on the soil, the size of the household, and the type of system the perc test calls for — a conventional field costs less than an engineered sand filter. Bob walks the property and gives you a firm price before any work starts. Quotes are free.

  • Yes. Landmark is listed on Chautauqua County's Onsite Wastewater Treatment System contractor list and handles the permit paperwork, the install, and the inspection side of the job.

  • Slow drains, sewage smell, soggy or unusually green ground over the field, or backups after heavy use are the common signs. Call and we'll come look before it turns into an emergency.

  • Most residential installs run a few days on site once the permit is in hand. Weather, access, and the type of system can move that, and Bob tells you the timeline with the quote.

  • A sand filter treats effluent through an engineered sand bed before it disperses. It's used on lots with tight clay soils, shallow bedrock, or a high water table where a conventional leach field won't pass.

  • For a typical household, every three to five years. Pumping on schedule is the cheapest thing you can do to protect the leach field, which is the expensive part to replace.
